FHA Waives 3 Yr. Wait Time for Short Sellers – Marina del Rey Real Estate – MDR Condos

This may help a few of you who have already “short sold” your home…or it can make a big difference if you’re considering a “short sale” in the future.

FHA has financing for homeowners who are short selling their home and wants to repurchase another home after the short sale is approved and completed thru their current lender.

There are a number of home owners who will qualify for this program by meeting the “extenuating circumstances” criteria.

If marketed correctly…..this loan program will deposit commissions into your bank account; by persuading those homeowners to “list” with you .. because YOU have a lender that can provide financing for their next property.

In other words…there will be “life (home ownership) after foreclosure” following their short sale.

The caveats are:

1) They must be current on their mortgage and all other credit obligations for the 12 months prior to the actual short sale completion date.

Editor Note: Contrary to popular belief ..a “short sale” in and by itself is a not a credit score killer! The damage to a borrower’s credit score by the number of lates incurred during the “ramp up” to the short sale.

Also note…there is absolutely no discernible difference between a “short sale”, a foreclosure or a loan mod in relationship to Fico scores.

FHA/Fannie/ Freddie see all 3 events listed below as equally negative to each other .

2) Home owners must document “hardship” defined as:

a) Job loss and subsequent job transfer/ relocation… (a new stream of income will be needed to qualify for the new loan).

b) Catastrophic medical bills (and/ or possible death) incurred by a member of the borrower’s “nuclear family” (i.e. co signer of the current mortgage..child…spouse..or other dependent as listed on the borrower’s tax returns).

3) They must be downsizing and relocating. Buying a bigger home across the street will not fly.

4)Their current lender(s) must be willing to approve the short sale of their current residence.

5) Their credit scores need to be above 620 and any outstanding collections (usually medical bills) need to be paid THRU ESCROW (ONLY) at COE.

A majority of Americans recently surveyed say now is a good time to buy a home. That’s no surprise, given that record-low mortgage interest rates and bargain home prices are boosting affordability.

But selling a home. That’s a different story. According to 71% of the 1,000 people surveyed by Fannie Mae in December, now is a good time to buy a house. But only 11% think it’s a good time to sell.

That’s because sellers sense that even if the housing market and the economy continue to show signs of improvement in 2012, the good news likely won’t be good enough for buyers to return to the market in droves-even if they can buy a home for a steal.
“For people to start buying in larger volume, they need to see home prices go up a bit,” says Ingo Winzer, president of Local Market Monitor, a firm that analyzes housing markets for bankers.

Many potential buyers also are waiting to see the jobs picture improve, which will give them confidence in the stability of their own employment, Mr. Winzer says.

Still, various forecasts and surveys suggest better times for the housing market this year:

Sales of existing homes are expected to grow between 2% and 5% in 2012, according a recent forecast from Freddie Mac.
A recent survey of about 1,000 Re/Max real-estate agents found that 39% of agents think prices have hit bottom in their market, while almost 75% think home prices in their markets will have stopped declining by the end of 2012.

The number of improving housing markets rose to 76 in January, from 41 in December, according to the Improving Markets Index, from First American Financial Corp. and the National Association of Home Builders.

Nationwide, home prices are expected to be relatively flat in 2012, says Alex Villacorta, director of research and analytics at Clear Capital, a provider of real-estate asset-valuation data for financial-services companies. Indeed, 2012 seems to be a turning point before a healthier and sustained recovery in 2013, he says.

L.A. County Luxury Home Prices Make Up Some Lost Ground in 2011 – Marina del Rey Real Estate – MDR Condos

Last year brought a dose of real estate reality to San Marino, which alone among Los Angeles County’s wealthy areas had managed to avoid the housing bust. The San Gabriel Valley town endured a 7.2% decline in its median home price, erasing gains of the previous two years.

Overall, 2011 turned into a battle of the beach cities. Hermosa Beach was the big winner where home price gains were concerned and Malibu the biggest loser among ZIP Codes with medians above $1 million where at least 50 existing single-family homes were sold, according to statistics from San Diego-based DataQuick.

But appearances can be deceiving. Local luxury communities that showed the most price gains last year were largely just regaining previously lost ground. And because the median is the point at which half the homes sold for more and half for less, changes in the mix of what sold affect the median price.

A lack of homes for sale at the top of the price spectrum was cited by two San Marino agents as a reason for the median price drop there.

“There is almost no inventory at the high end,” said Yan-Yan Zhang, a Rodeo Realty agent whose clients include overseas buyers looking for homes or commercial properties. Consequently, she has noticed more flexibility among her clientele on location. “Buyers are more accepting of other communities.”

In San Marino, the most active slice of the market was around $2 million, Linda Chang of Coldwell Banker said. Properties in need of work also were in demand, she said. “I had multiple offers on a $1.85-million fixer.”

Housing statistics show only sales that have made it to the public record, a fact that also may play a role in the San Marino downshift to a $1.42-million median.

“A $20-million sale hasn’t recorded yet,” Chang said. Also, a $13-million transaction is still in escrow.

The 15.8% gain in Hermosa Beach moved it back above the $1-million mark to a median of $1.1 million last year. But the
increase barely offset the previous year drop-off, when prices lost 15.4%.
Bel-Air and environs had a 14.3% price increase from 2010 to 2011, but it came off a 10.5% loss in the 2009-to-2010 tally. The 147 recorded sales included the $85-million Spelling mansion mega-deal, which claimed the highest-priced-sale distinction for Southern California.
Also on the plus side was West Hollywood, up 8.4% year over year. That median had been down 10.4% in 2010.
In Beverly Hills’ desirable 90210 ZIP Code, prices were up 7.3% compared with a 1.7% drop the year before. But the median at the end of 2009 had been down 17.2%

Fannie / Freddie “Streamlines’ are here! No appraisal…No Limit on LTV….Marginal Credit “OK”.

The new HARP “2. 0 program will start being funded March 17th 2012. Borrowers can begin applying immediately!!!!!!!!!! Before the rush of applications begins bogging down lender’s capacity.

Here’s the basic criteria

Max. DTI is 45%.

No mortgage lates in the last 6 months.

Only one mortgage lates in the last 12 months.

Note: That investors/lenders may impose stricter criteria than those 3 listed above.

Most banks are not be participating in the program.

I’ve been told “off the record”: “Why would we (banks) wish to lower a borrower’s interest rate when they have good credit scores and no history of lates”.

In fact..there is a “full court” press on currently in Washington DC, to “kill this program in ” cradle”. (No wonder they are referred to as “banksters”).

A previous program has been available since December 2011… but borrowers were limited to 125% LTV. And was only moderately successful. Many borrower were just too far underwater to help.

This new program appears to be the “silver bullet” that will alleviate the housing crisis.

Here are the highlights of the HARP 2.0

1. The loan must be backed by Fannie Mae or Freddie Mac.

2. The current mortgage must have a securitization date prior to June 1, 2009.

3. In other words, you must have purchased or refinanced on your property before June 1, 2009.

4. The original loan amount was $417k or less

“HARP” 2.0 – Q and A

1) How do I know if Fannie Mae or Freddie Mac has my mortgage? Fannie Mae and Freddie Mac have “lookup” forms on their respective websites.

Go to www.fanniemae.com/loanlookup/.

If no match is found, https://ww3.freddiemac.com/corporate/ .

Your loan must appear on one of these two sites to be eligible for HARP.

2) Does HARP work the same with Fannie Mae as with Freddie Mac? Yes.

3) Am I eligible for the Home Affordable Refinance Program if I’m behind on my mortgage? No. You must be current on your mortgage to refinance via HARP.

4) If I refinanced with HARP a few years ago, can I use it again for HARP II? No. You can only use the HARP mortgage program one time per home.

5) I am really far underwater on my mortgage. Can I use HARP? Yes. There is no loan-to-value restriction under the HARP mortgage program….so long as your new mortgage is a fixed rate loan with a term of 30 years or fewer.

If you choose an adjustable-rate mortgage, your loan-to-value is capped at 105%.

6) Is mortgage insurance required for LTV ‘s greater than 80%. Only if the original loan had mortgage insurance.

7) Can borrower(s) be removed through the refinance transaction? Yes.

Is any “cash out” allowed on the refi? No…however you can roll into the loan impounds, loan fees and escrow costs into the loan.

9) Can I roll my “second/heloc”…into the refi? No. However…If the borrower has a “second/heloc” ..that investor may allow for a “subordination” of the 2nd loan.

Most lenders will co-operate ….but will restrict the increase of the 1st to just 10%….which should be acceptable.

10) What will be the rates? Rates are determined by credit score…and are slghty higher than market rates for Fannie Mae loan products.

11) Does this program cover investment property? Yes..but the LTV is limited to: 105%.

12) Is an appraisal required? Technically “Yes”. Borrowers with marginal credit scores AND high debt ratios MAY be required to have “appraisal“.

But the “appraisal” is simply a housing inspection to determine the CONDITION of the property.

13) What are the terms of the loan(s)? 30-20 and 15 yrs. Borrowers choosing the 20 or 15 year mortgage will have no appraisal requirement.

In Closing:

With the political climate in Washington DC, borrowers are advised to begin the process as soon as possible. Fannie and Freddie’s budget could be cut back at any time.

Hahn Announces $5.4 Million for Marina del Rey Channel Project – Marina del Rey Real Estate – MDR Condos

Washington, D.C. – This afternoon Congresswoman Janice Hahn (CA-36) announced the Army Corps of Engineers will provide $5,476,070 in funding to dredge the channel entrance at Marina del Rey. The marina houses key Federal and local first responders including the U.S. Coast Guard, Los Angeles County Sheriff, County Fire, search and rescue, and emergency response operations for Los Angeles County.

“By acting quickly and working together, we have seized an opportunity to dredge the channel and save money,” noted Rep. Hahn. “This channel is critical to boats and the numerous emergency and Coast Guard vessels that use the channel to serve Los Angeles County. I’m very happy the Army Corps was receptive to our message and as a result the channel will be properly dredged for the first time in 11 years.”

In November of last year, Congresswoman Hahn wrote Assistant Secretary of the Army for Civil Works asking the Army Corps to move quickly on funding the project as it coincides with another project at the Port of Long Beach resulting in much lower costs.

“I’ve been working on this project in Marina del Rey for a long time, coordinating with our beach cities, the Port of Long Beach and federal agencies to find a solution that addresses the safety needs of our boaters and first-responders,” said Los Angeles County Supervisor Don Knabe. “I want to thank Congresswoman Hahn for her support and the Army Corps of Engineers for their cooperation in understanding how important this project is to Los Angeles County. All levels of government are facing tight budgets and I appreciate the great partnership that local and federal officials have shown in meeting this critical regional need. It’s been a long time coming and I’m thrilled that we have found an environmentally sound solution that saves millions of dollars, while protecting lives.”

In addition to dredging the channel, contaminated sediment will be removed from the channel. This sediment has been cleared for use in the Middle Harbor Project at the Port of Long Beach, thereby greatly reducing the costs associated with dredging and disposal of sediment.

Los Angeles (CNN) – Legendary pop singer Whitney Houston died at a Beverly Hills, California, hotel at age 48, officials said Saturday night.

The entertainer was pronounced dead at 3:55 p.m. (6:55 p.m. ET) at the Beverly Hilton Hotel despite resuscitation efforts, a police spokesman said

Beverly Hills Police Lt. Mark Rosen said there were “no obvious signs of criminal intent” and that the cause of her death is being investigated.

Houston died on the eve of the 54th annual Grammy Awards in Los Angeles.

According to her official website, Houston, who struggled with addiction problems over the years, sold more than 170 million albums, singles and videos over her career.

Houston was set to appear in this year’s “Sparkle,” a remake of the 1976 hit, which was loosely based on the story of The Supremes. It was her first movie role since 1996′s “The Preacher’s Wife.”
